Moving Into a Condo in Singapore? What to Check Before Moving Day

Moving into a condominium may seem straightforward, but there is usually more to prepare than simply booking a moving truck.

Unlike moving into a standalone home, condo moves involve shared spaces such as lifts, lobbies, corridors, car parks and loading areas. Your condominium’s management office or MCST may have specific rules for when and how you can move in.

Checking these requirements early can help you avoid delays and last-minute problems on moving day.

1. Check Your Condo’s Moving Rules

Start by contacting your condo’s management office or managing agent. Ask for the latest moving-in requirements and any forms you need to submit.

Depending on the development, you may need to provide your moving date, moving company’s details, vehicle information or the number of workers entering the estate.

There is no single set of moving hours or procedures that applies to every condominium. Each development may have its own by-laws and house rules, so it is best to confirm directly with management before booking your moving date. BCA provides guidance on how MCST by-laws regulate the use of common property in strata developments.

2. Book the Service Lift

One of the most important things to check is whether you need to reserve a service or cargo lift.

Moving large furniture and multiple boxes through a passenger lift may not be allowed. Some condos require movers to use a designated lift and may also require protective padding before moving begins.

Ask management:

  • Which lift should movers use?
  • Do I need to make a lift booking?
  • How long is each booking?
  • Is lift padding required?
  • Is there a fee for using the lift?

Do this before moving day. Your movers can arrive prepared, rather than having to wait while you sort out access.

3. Confirm the Permitted Moving Hours

Your preferred moving time may not be available.

Some condominiums limit moving activities to specific hours or days, while others may have different arrangements for weekends and public holidays. Actual requirements vary between developments. For example, individual MCST by-laws can specify particular hours for removal work.

If you are planning a weekend move, check this early. Popular time slots can also be harder to secure, especially if several residents are moving around the same period.

Once you confirm your permitted time, give the exact slot to your moving company.

4. Ask About the Loading Bay and Parking

Where will the moving truck stop?

Your condo may have a designated loading bay or specific area for moving vehicles. Management may also require advance registration of the vehicle or limit how long the truck can remain at the loading area.

This is especially important when moving bulky furniture. The closer the truck can get to the building entrance or service lift, the easier it is for movers to load and unload your belongings.

Before moving day, confirm:

  • Where the moving truck should park
  • Whether a loading bay needs to be booked
  • How long the vehicle can remain there
  • Whether security needs the vehicle number
  • Whether movers need access passes

5. Check If a Moving Deposit Is Required

Some condominiums require residents to pay a refundable security deposit before house moving or bulk deliveries.

The amount and payment method can differ between developments. Some MCSTs may also require the deposit before approving the move. Individual condo by-laws can include requirements for advance notice and security deposits.

Ask management about the deposit before moving day so you have enough time to prepare the required payment.

6. Tell Your Movers About the Condo Requirements

Once you have received the moving instructions from management, share them with your movers.

Let them know about:

  • Moving hours
  • Lift bookings
  • Loading bay arrangements
  • Access passes
  • Vehicle restrictions
  • Lift protection requirements
  • Any other management instructions

This allows your moving team to plan the move properly and bring the appropriate materials.

7. Plan for Furniture That Needs Extra Attention

Condo moves can become more complicated when you have large or fragile items.

Sofas, wardrobes, beds, mirrors, glass furniture and large appliances may need to be dismantled, wrapped or carefully manoeuvred through lifts and corridors.

If you have bulky or fragile belongings, let your movers know before moving day. This gives the team a better idea of the manpower, equipment and protective materials required.

Make These Checks Before Moving Day

A smooth condo move starts before the movers arrive.

Check with your management office, reserve the necessary facilities, confirm your moving time and make sure your moving company knows the building’s requirements.
